Pre-Purchase Building Inspections

When buying a home, it's what you can't see which may hurt you. A trained eye will be able to see things which look good on an open inspection. Most houses are in good condition, however, do you want to risk your hard earned money on a home with defects? Even a new home has them, the older your home is, the more opportunity to miss potentially costly faults there is. Peace of mind is only a few hundred dollars away, a small cost when you are spending hundreds of thousands!

Pre-Sale Building inspections

You can find out what may need attention before you list your home on the market. Remove the negotiation of the buyer by knowing exactly what they will want to talk you down with, have serviceable items repaired before the buyer sees them and drops their offer. You know it's good, show them it's good with a report which proves it.

Builders Defect Inspections

When Building a home, have a tradie go through the home and provide a report to the builder on the items which need repair or fixing before you get hand over. What is a standard?

Preface

"This Standard is part of the AS 4349 series of Standards, which covers minimum requirements for the visual inspection of buildings."

1.1 Scope

"This standard sets out minimum requirements for the inspection of and preparation of an associated report on a residential property carried out by a suitably qualified inspector in order to provide advice to a perspective purchaser or similar interested party."

"The objective of this standard is to provide persons and organizations concerned with pre-purchase inspections of residential dwellings with the basic criteria necessary in order to facilitate inspections and reports that satisfy the requirements of both the client and inspector."

How does this help me?

4.2.8 Conclusion

"The Report shall give conclusions regarding the incidence of Major Defects and an opinion regarding the incidence of Minor Defects, relative to the average condition of similar buildings of approximately the same age that have been reasonable well maintained. The conclusion shall give comment on the overall condition of the property."

2.1 General

"An Inspection Agreement between the client and Inspector shall be entered into prior to the inspection taking place. The Inspection Agreement shall include the defined purpose, scope and acceptance criteria in accordance with the standard."
